Green Vision Developments unveils a Sustainable and Affordable living community for Lismore
A team of forward-thinking property developers, local architects and environmental consultants have their sights set on delivering one of Australia’s most sophisticated sustainable living communities in the Northern Rivers region. Green Vision Developments is proud to announce the lodgement of a development application (DA) with Lismore City Council to develop ALTITUDE2480, a modern, sustainable and affordable living community to be positioned over a 32-acre parcel of land adjoining Fischer Street and Casuarina Drive in Goonellabah.
Planning for this development commenced 18-months ago, following the release of the Lismore Housing Strategy 2012, which identified a pressing need for affordable one and two bedroom apartments in the region. Green Vision Developments Managing Director, Scott Wharton, said ALTITUDE2480 will help to address this demand.
“The region currently has a 1% rental vacancy rate, so there is a real need for new affordable living spaces, particularly for people working in key service industries on a low to moderate income. Our apartments will start from $240,000, which offers an exciting opportunity for investors and owner-occupiers alike,” said Mr Wharton.
“The ALTITUDE2480 development will also set a benchmark for sustainable living in New South Wales and give residents peace of mind that they are living more sustainably every day. Our ultimate vision is to create a living space with a strong sense of community and environmental awareness.”
ALTITUDE2480 will include 222 one bedroom + study and two bedroom residential apartments, with eight different town house and apartment designs currently on the table. It will be developed over four stages, with the first stage to commence after DA approval and the total project to be completed within 18-months.
“The fully integrated community will be overseen by on-site management. Each living space will range in size from 80m2 to 95m2, and will feature open plan living with bamboo flooring, stone bench tops in the kitchen and bathrooms, and LED lighting,” said Mr Wharton.
Town Planner Damian Chapelle of Newton Denny Chapelle consulting planners in Lismore advised the project will offer Lismore a new form of housing which ticks many boxes relating to contemporary design, sustainability, and facilities for future residents. Importantly, the development responds to the need for key worker housing which is identified within Lismore City Council’s Growth Management Strategy Discussion Paper.
Architect Harley Graham said the site at Goonellabah provided fantastic opportunities with its rolling hills, valleys and large native trees and the apartments designed wll compliment the region’s natural surrounds.
“The apartments will have a classic contemporary feel, achieved with a large volume of natural materials. Key features include ventilation, solar access, and an amazing water re-use system over the whole site, which will set a benchmark for sustainable living for the North Coast,” said Mr Graham.
“It was a pleasure to be involved with a development team that had sustainability and quality design at the heart of the project.”
In order to reduce the impact on the local landscape, Green Vision Developments is currently working with the NSW government to create a solution where the vast majority of the development will be constructed in large industrial sheds based locally in Lismore, which will create around 100 jobs.
Green Vision Developments has also defined a series of benchmarks to ensure the development complies with best practice sustainability living principles, which include:
- 90% of the apartments will be prefabricated in modular form off site, which reduces material wastage;
- Minimal disturbance to the existing site due to light-weight construction, which doesn’t require concrete slabs for the foundations;
- A storm water recycling management system has been designed to supply water from roofs to all toilets, washers, common areas and landscape;
- A north facing solar field will run all power requirements for the development;
- Every apartment has been individually designed to ensure aspect and positioning enhances privacy and functionality.
Key design features and amenities will further support the growth of a sustainable and healthy community, including:
- Vegetable Gardens
- Several Open outdoor BBQ facilities
- A Men’s Shed and/or community meeting place for the residents
- A Children’s playground
- A 20m Lap Pool
- Walking Trails and bike paths
